Conservation & Heritage considerations:
Windows facing Lord Street should be repaired and retained with the potential for secondary glazing to improve thermal efficiency. Some new doors and windows will be required and should be timber framed and of conservation standard and design. Conservation rooflights are likely to be required which should sit flush to the roof.
Any development proposal will require Listed Building Consent and full planning permission submitted with relevant supporting information including a Heritage Statement. The heritage statement should determine the significance of the Listed Building, explain how changes affect that significance, its setting within the Lord Street Conservation Area and the adjacent heritage assets as a minimum. To outweigh any potential harm, it is suggested the property would benefit from reinstatement of the lost bay window.
